A cleaning company that cares.
That is Karen Snell's own line, and it has been on her business profile for years. She started Top 2 Bottom in March 2005, she still quotes every job herself, and she is still the person who shows up.
Who we are
Family-run, women-owned, and local the whole time.
Top 2 Bottom is a Florida LLC based on Valley Hill Drive in South Lakeland. Karen owns and runs it; her daughter Alexus handles scheduling and customer questions; Jackie works alongside them — one of our Google reviewers named her specifically, which is not something that happens at a franchise.
Google lists the business as women-owned, and the Better Business Bureau has it at an A+ rating. Neither of those is marketing copy we wrote about ourselves. Twenty years of working in the same county means the record is public, and it is the record we would rather you judge us on.
The way Karen describes the work on her own profile: “We are here to serve and help with any of your projects that needs to be done… Family oriented, and we strive on first impressions and we look forward to brightening up your day.”
How we got here
Three chapters, one owner, no rebrands.
2005
Karen opens the doors
March 2005, doing new-construction cleanup and a handful of houses around Lakeland. Construction dust is the hardest cleaning there is, and it is where the top-to-bottom order came from.
2008–12
Into offices to stay open
When the building work dried up in the downturn, Karen moved the company into commercial and office cleaning. It kept the business alive and it is why we still take janitorial contracts today.
Now
Homes and businesses both
Back to residential as the main work, with commercial, construction cleanups, pressure washing and windows alongside it. 21 years, one county, same name.
How we work
Plain arrangements.
Flat price, not hourly. Karen looks at the house and quotes a price for that house. Nobody is watching a clock, and a slow day does not cost you more.
We bring everything. Supplies and equipment are ours. If you want a particular product used on a particular surface, leave it out and tell us.
You don't have to be home. A code, a lockbox, or a key is fine, and we lock up behind us.
If it's wrong, we come back. Call Karen and tell her. That is the entire policy, and after 21 years in one county it is also the only one that works.
